A typical property management agreement includes bookkeeping services, such as payment to all vendors for property management services, collection of rent from tenants and payment of debt service. Mitch Cox Realtors, Ins. will submit monthly financial reports for your property. These reports are also available, through password protection, on our web site in the Internal Link section. We will provide a monthly summary of management issues and, if requested, a detailed General Ledger and Tenant Contact Log. For the benefit of our clients, we utilize property management software designed by Colonial Systems.
We also provide an itemized statement of the estimated receipts and disbursements for each calendar year. The budget shall include a rent roll for each property, as needed, and will take into account the general condition of the property, current occupancy levels, lease expiration dates, and changes in reserve accounts.
We complete timely income and expense reports, rent rolls, balance sheets and a general ledger. We provide accurate tracking of data and follow-up on any delinquencies.
